Quai Jean-Charles Rey, on the third floor, facing south. The terrace looks over the Fontvieille marina — the pontoons, the quay, the boats coming and going through the day — and the sun is on it from late morning until the end of the afternoon.

This is the part of Monaco where families actually settle. The schools, the Carrefour and the park are all a few minutes on foot, and the Stade Louis-II is at the end of the street. The heliport is close enough to hear — the windows take most of it and the flights stop in the evening, but on a still day you will know it is there.

The flat has been lived in, not made over. The kitchen dates from the last renovation and will want redoing — the rest can be taken as it stands.
