What we do, and how

A small team covering every district of a two-square-kilometre principality. That size decides how we work more than anything else on this page.

Selling

We take on a limited number of properties at a time, which is the only way to give each one real attention. That means a considered asking price, photography and a floor plan before anything is published, and viewings conducted by someone who has been inside the building — not a key-holder sent from an office.

Buying, and searching

Most of what is available in Monaco at any moment is not on a portal. Tell us what you are looking for and that brief sits with someone who has been here sixty years — including for properties handled privately, where the owner has asked for no advertising at all. We will also tell you when a building is wrong for you, which is the part a portal cannot do.

Renting — seasonal and long term

Long-term lets in Monaco fall under two very different regimes, and which one a flat sits in decides who may rent it. We establish that before you view rather than after you have decided you want it. Seasonal lets — Grand Prix, Yacht Show, the summer — are a separate market with their own timing, and worth starting earlier than most people expect.

Letting and management

For owners who do not live here. We find and reference the tenant, hold the inventory, collect the rent, and deal with the building — the syndic, the plumber, the thing that fails in August. You get one named person to call rather than a general enquiries inbox.

Commercial premises and business transfers

Offices, retail units, storage and parking, to buy or to lease. We also handle the transfer of a going concern — the cession de fonds de commerce — which is a different transaction from selling the premises it operates in, with its own paperwork and its own timetable. Confusing the two is the most common mistake we see.

Settling in

Buying or renting is usually one part of a larger move. We help with the rest of it too — schools, opening a bank account, residency and visa paperwork, and the administration nobody warns you about. We are estate agents rather than lawyers or tax advisers, so where a question needs one of those we introduce you to the people in Monaco who do it for a living.

How relocating works

Fees

Agency fees in Monaco follow the tariff set by the Chambre Immobilière Monégasque, so they are the same wherever you go: on a sale, 5% from the seller and 3% from the buyer; on a rental, 10% from each. Anything payable beyond that is set out in writing before you commit to it.
