From the fifth floor the balcony holds the whole Principality in one go — the Rock, the port, Monte-Carlo behind it, the sea beyond. The western slope is well above the town, and that is the point of the address: this is the view people pay Larvotto money for, at Jardin Exotique rent.

The apartment has been kept up and not recently redone — you can move in without first drawing up a list of works. A parking space counts for more here than it would lower down, and the cellar takes what the rooms have no space for.

What you should know before viewing is the climb. Coming back up from La Condamine on foot is a real ascent, and you will use the public lifts and the bus more than you expect. People who live up here either stop noticing or never quite make peace with it.
