New apartment with sea view, Mareterra

Mareterra was handed over in 2024 and this apartment has never been lived in. It is on the fourth floor, seaward side of Avenue Princesse Grace, with the terrace facing the water and a pedestrian promenade underneath it, not a road. From that height you see open sea and, to the east, the Larvotto beaches — on a clear morning, the Italian coast beyond Cap Martin.

Because it was all specified at once — heating, kitchen, controls, finishes — there is nothing here to put right, which is a different thing from buying a good renovation in an older building.

The district is still settling in. Several of the shops at street level have yet to open, and the evenings are quieter than they are a few hundred metres away in Larvotto. The asking price came down from €16.2 million three weeks ago.
